The Market I recently received a phone call from a former client after viewing the show asking if he would receive significantly less $$ money for his improvements if he put his home on the market today? Our market has slowed a bit, but not significantly. Resale still depends on the improvments that you made and the quality of the improvements and of course your location! The best thing to do is to have me come and view your home and then perform a market analysis of your home now, and compare that analysis to what comparable homes sold for in 2005/2006. HGTV Hello LeSans, Great to see your professionalism shining through on HGTV "My House is Worth What?" I went on your web site and priced my home. What a neat tool. I felt the value was accurate. Thanks for sending me comparative pricing for homes on my street. I recently discussed refinancing my business LOC with my banker. As part of that procedure, the bank appraiser gave me an appraised value. I am sure they endeavored to be accurate but I have much more faith that a professional realtor, familiar with the local market and endeavoring to sell the home might make a better estimate.... You did that for me and I believe you did just that on TV. You gave an honest, friendly, straight from the shoulder evaluation on TV. Keep up the good work. Pat Submitted By: Pat

HGTV Show LeSans, I think you did a fantastic job with this particular client. You were poised and very knowledgeable about the real estate in that area. The feedback that you gave them made a lot of sense although they seemed a little surprised. I think they should appreciate your candor and if they take the advise that you gave them, they will have a better chance of selling their home for $410,000 (maybe). Hgtv Hi Lesans,Well,me being one of hgtvs biggest fans,I thought you put a different spin on the show.I was happy to see Alvin after about 15 years.Glad to see he's doing well.The home was gorgeous inside and out.I have to agree with you, about open being the latest trend.Also ,for me the curb appeal and back yard could have been some of the homes best assets.Keep up the good work and look forward to seeing you on the show again.I was also proud of you for not laughing as much as i htought you would.:) Submitted By: Sherry

HGTV Show Hello LeSans, I enjoyed your show. While bath upgrades and granite in the kitchen are a must to get 410k. What this house is in dire need of is major interior painting to warm it up. HGTV Show Hi LeSans, knowing you personally I have to say that I was thoroughly excited to see you on television. As I am in the market for some home improvements, HGTV has been my show of choice. I thought you were very realistic in your assessments and that is what the owners need to hear, the truth! $73K in Pittsburgh/Monroeville within their 7 yr short time is GREAT! You have to tell the truth and adding positive reinforcement is a tactful way to do so. I thought you did a great job! Submitted By: Nada Allie

HGTV Show Hi, I watched the program last night. Please keep in mind that I live in a different market and I am sure you know your business, but it seemed like you gave positive feedback and then offset it by negative comments. For example, you said the kitchen was nice, but it would have been better if they chose granite and used recessed lighting throughout the kitchen. Then you said the addition and the square footage was nice, but it would have been better if they had a more open floor plan. Then you expressed great praise for their beautifully landscaped front and back yard, then you said the very busy street (I saw the double yellow lines) was a drawback! They probably feel like they had to do everything all over again to get it right. I am sure they were disappointed, especially the wife. Where I live, their home would have definitely been worth the $400k they were looking for....people need that encouragement and security when making big financial decisions. I hope my opinions do
